Terms of Booking

Please read this document carefully before making a booking. The terms and conditions of use of this site relate to bookings made at hotels owned and/or operated by Wyboston Lakes Limited.

Price Match Guarantee

  1. The Price Match Guarantee applies to identical hotel-only bookings (i.e. party size, arrival dates, duration, room type, number of rooms and board basis) immediately available and accurately priced on another website. Send a screen shot to  of the price quotation and we will match it and in some cases do better!
  2. The Price Match Guarantee applies only to prices both advertised and available to the general public on another website at the time of verification. It does not apply for lower room rates that are not available online to the general public such as private, member only, package, corporate, travel agent or conference rates and any rates that are targeted towards a specific group of individuals and not the wider public.
  3. All terms of the comparison rate including, but not limited to pre-payment, deposit, number of guests, or other requirements must be equal in all respects to the terms found on Wyboston Lakes Resort website for your claim to be valid. For example, when you book a room that may be cancelled without penalty on Wyboston Lakes Resort website, you may not compare it to a room with a pre-paid or non-refundable price on another website.
  4. Sites that do not reveal the hotel brand name until after the payment has been completed (including bidding sites) do not qualify for this Guarantee.
  5. Discount does not apply to any additional charges beyond reservation, including taxes, service charge, food or drink or other charges.
  6. All claims are subject to verification by Wyboston Lakes Resort. Wyboston Lakes Resort must be able to verify all elements of the claim and the required terms found on the alternative website at the time the claim is processed. We will endeavour to verify and respond to all claims within 48 hours of receipt.
  7. Unless prohibited by law, Wyboston Lakes Resort reserves the right to modify or cancel this offer and the terms and conditions at any time in its sole discretion.

Overnight Check In/Out
All guests can check into their room from 3.00 pm on the day of arrival and will be required to check out by 11.00 am on the day of departure.

All offers of accommodation and other services featured on the Wyboston Lakes Limited & The Waterfront Hotel sites are subject to availability and there is a limited allocation of rooms available to all offers. The right is reserved to decline bookings. You cannot combine any special offer, rate or promotion on this site with any other special offer, rate or promotion offered by Wyboston Lakes Limited. No two special offers can be combined on the same booking. All guests under the age of 18 must be accompanied by an adult. 

Individual prices are based on reservations for up to and including 9 rooms. Any group reservations for 10 bedrooms or more will need to be checked with the reservations team directly and rates may differ to those advertised. Group terms and conditions will apply to all reservations of 10 or more rooms.

Online Discount

Please note, the discount shown is for packages booked online only and is not applicable to any reservations made direct via the telephone or email. The 10% discount is not applicable on all packages or products and will be clearly shown in the package descriptions.

All prices are in pounds sterling. The prices featured are per room per night unless specified otherwise. These prices include accommodation in the room type as described, all meals as specified, service and VAT. Minimum length of stay restrictions may apply to certain rates, as specified.

Cots and extra beds for children are available free of charge, however, these are limited and are subject to availability. Please check at the time of booking. Should you wish to make a booking which includes children then please call Reservations on 0333 7007 667 [option 2].

Y Spa
Please note that  Y Spa is a separate entity and use of the Spa facilities are not automatically included in your reservation unless specified in your stay package details.

Y Spa is not a medical centre and you are advised to visit your GP should you have any concerns regarding your current state of health.

Guests with allergy concerns are advised to personally check all treatments, activities and facilities, services, products and meals prior to participation.

Before undertaking any treatment or thermal experience, you will be required to have completed and signed a health questionnaire to highlight any areas for discussion.  However, we ask all guests to personally check all treatments, activities and facilities, services, products and meals prior to participation.

All guests can check into their room from 3.00 pm on the day of arrival and will be required to check out by 11.00 am on the day of departure.

Luggage may be stored in our secure luggage store or a day locker may be allocated if your package continues until 6.00 pm. We cannot assume responsibility for your personal effects during your day or stay.               

Stay Spa Packages include use of the Thermal spa please check your package type for when you are able to use the Thermal Spa.

Y Spa restricts the use of facilities and treatments to those over 18 years of age. 

Wyboston Lakes Health & Leisure Club
The Health & Leisure Club is operated by 1 Life management. Guests of The Waterfront Hotel receive complimentary access to the Health and Leisure Club during their stay. Further information is available from Hotel Reception. 

Use of the Club's facilities must be in accordance with the Club's rules available at the Club's reception. For children (up to 16 years old) restrictions apply at times of usage (hotel reception will provide further details of times). Generally, children will need to be accompanied by a parent or person aged 18+ years when using the Club facilities.

Please note there are time restrictions over children's' usage of the pool - please call for details.

Wyboston Lakes Limited accepts the following methods of payment: Credit Cards: Mastercard, Visa, American Express, Diners Club Debit Cards: Visa/Delta, Switch, Solo Maestro. A credit card may be used at the time of booking to act as a booking guarantee or payment. Debit cards may only be used as a payment method in line with the rules of the card issuer.

The exception to this will be Golf and Spa Packages, Themed Breaks and Christmas and New Year Packages, where alternative payment and cancellation terms will apply.

Cheques will ONLY be accepted as a method of pre-payment no less than 10 working days prior to delivery of product/service.

Pre-Payment/Cancellation/Non-Arrival Charges

Flexible rate plans that have booked direct can cancel up to 12pm on day of arrival.

Your payment card will be used to guarantee your reservation and authorisation of your card will be taken upon check-in.

We do understand that plans change, if you need to cancel your room please contact us using the details below before 12.00 noon on the day of your arrival.

Please note if your rate is based on an agreed package the terms may be different.

Cancellations after this time and non-arrivals will be charged the equivalent rate of the first night’s stay.

Please note that if you are staying with us on an Advance Payment Package, or Y Spa package that includes treatments, payment will have been taken at the time of booking which is non-refundable in the event of cancellation.

We take every care to ensure that at the time of going to print, the details in our literature were accurate regarding the description and information about facilities available or planned to be available. Our photographs are intended for general guidance only. There may be occasions when advertised services or facilities need to be withdrawn temporarily due to repair, adverse weather conditions or other factors out of our control

Voucher Information

Please note that for any purchases at Y Spa from 1st March 2018 we will not be accepting vouchers from Spa Finder.

Best Available Rate
Your credit card has been used to guarantee your booking. Your booking can be cancelled up to 12 noon on the day of arrival; thereafter 100% of the first-night stay will be charged to your credit/debit card.

Golf Breaks, Spa Packages, Leisure Breaks, Advance Purchase Rates, Promotional/Seasonal Offers & Christmas and New Year
Your credit card has been used to secure your booking.  Full payment will be taken at the time of booking.  These packages are non-refundable and non-transferable.
Please note that not all packages include use of Spa. Spa use in a package is always specified.

Cancellations/Amendments by us
In the unlikely event that we have to change or cancel your reservation, we reserve the right to do so. If this does arise you can:

• accept the changed arrangements as notified;
• make an alternative arrangement with us; or
• cancel your reservation and receive a full refund of any monies paid.

Arrival and Departure
Your bedroom will usually be available from 3.00 pm on your day of arrival and will be guaranteed for your first night only. On your day of departure, we would ask that you vacate your room by 11.00 am otherwise you may be subject to a charge for an additional night's stay.

On-site parking is ample and FREE.

Animals and Pets
No animals or pets of any kind, except assistance dogs, are allowed on our premises. If you are bringing any assistance dogs to the resort, please let us know in advance. We reserve the right to make a charge for any additional cleaning that may be required. All assistance dogs must be exercised in the designated area.

We strongly advise you to take out insurance to cover the cost of cancellation and other risks including personal loss, accident and personal public liability.  

All our bedrooms are strictly non-smoking. Smoking in one of our bedrooms will incur a charge of £100 which will be added to your bill. 

For guests who would like to smoke, we have made provision outside the hotel - and although it is not a comfortable lounge, with cosy chairs, we do hope that you will find that the shelter and protection from the elements we have provided for you make this an acceptable solution.

Behaviour on our premises

As the lead booker, group booker, named booker or paying individual; You must make sure that you and members of your party, and anyone visiting you or your party on our premises behave in such a way that they do not cause a nuisance, unreasonable disruption or damage to facilities or property belonging to Wyboston Lakes Limited, our employees or anyone else using or visiting the Resort.

Should you or any of the members of your party refuse to, or appear to be unable to alter any aspect of behaviour which is unacceptable to us, we reserve the right to terminate the stay of the person(s) involved or all of the party.

You agree to pay any loss or liability of any kind to us or any other person caused by you or any members of your party. Any damage caused by you or any members of your party to our facilities or property will be charged to you.  Any damage caused by you or any member of your party that prevents bedrooms or other facilities from being used whilst damage is made good, you will be charged for any revenue lost during this period.

We suggest you have comprehensive insurance to cover all losses or liabilities.

We cannot accept responsibility for loss of or damage to property or vehicles belonging to you or your party, however caused. This includes deliveries received by us on your behalf or on behalf of other parties attending your event.

In the unlikely event that you have a concern during your stay you must bring it to the attention of the Management at the time, to ensure that we have an opportunity to rectify the issue.  If you are not satisfied that the issue has been resolved, please submit the details in writing within 28 days of your return, to:  Customer Services, Wyboston Lakes Limited, Great North Road, Wyboston, Bedfordshire.
