    Wyboston Lakes has incorporated its entrepreneurial approach into the serviced office sector, working as a partner with tenants rather than a landlord. Wyboston Lakes will personalise accommodation to suit tenants’ specific needs, including layout, communications infrastructure, quality custom furnishing and reception staff. As well as having access to all meeting, restaurant and leisure facilities on site, tenants can also call upon professional business support services such as marketing, PR, advertising, design and print.

    As tenants become more successful, and require further facilities, Wyboston Lakes is able to build further customised accommodation, provided it remains within the ethos of the village.     Wyboston Lakes Ltd are committed to providing a new build Medical Centre within their Knowledge and Leisure Village. It will offer Healthcare Organisations from both the public and private sectors the opportunity to obtain dedicated and near fully serviced premises space through a set term license fee arrangement in order to deliver their primary care and health related services to their customers/patients. Organisations operating from Wyboston Lakes Medical Centre will be able to concentrate on their customer/patient service delivery whilst ensuring that their own enterprise runs smoothly, efficiently and cost effectively without the costly burden and day to day frustrations of facilities management and ownership.

    The new two storey Medical Centre circa 1670m² (18,000ft²) will be a modern, energy efficient and sustainable building with high levels of natural light providing flexible space for multi-use purposes.

    It is anticipated that Organisations taking space will be complimentary to each other in their range of healthcare services provided and will only need to final fit out and equip their space in readiness for service delivery.

    Occupiers will share a central manned reception and waiting room together with toilets, kitchen and a bagged clinical waste collection room.

    Self-contained spaces available for occupants will range from 56m² (600ft²) to 712m² (7665ft²)

    Opportunities for future expansion space will be available. A Docking station facility is also available to allow for visiting mobile screening and diagnostic services to be provided.

    Dedicated high speed broadband access will also feature together with secure air-conditioned server room space for the occupants IT networks and systems.

    A key benefit of the Medical Centre will be the ease of access to the site and the availability of extensive free car parking for their customers/patients and staff.
